Some properties may obviously appear vacant, while others require closer inspection. Even if you're confident, always verify with a neighbor.
To determine if a property is vacant, check for the following signs:
- Is the address completely empty Inside?
- Is the address's utility meter off?
- Have neighbors, property managers, or on-site workers confirmed it's vacant?
- Is the property substantially overgrown?
- Are there piles of uncollected mail in the mailbox or at the front door?
- Is there a Real Estate Lockbox securing any access to the front door?
- Is there a Vacancy Notice posted on the front door?
- Is the specific address an Empty Lot confirmed by checking neighboring properties?
✅ If any of these apply, you can log the vacancy details in ABC Mobile.
Why Reporting Vacancy Matters
We send process servers to addresses where there is a strong expectation that the documents can best be served there. If new information is acquired that service is no longer a strong possibility at the specified address, the order needs to be updated.
Our customers need to be made aware so they can take appropriate action. The initially provided address may also need to be double checked and deemed not serviceable on our end.
It is always best to provide as much detail as possible when reporting a vacancy to ensure a thorough and accurate record. Comprehensive information allows us to document the vacancy effectively and helps our customers make informed decisions about the next steps for service.
How to Log a Vacant Property in ABC Mobile
Step 1: Who Did You Speak With at Address?: Select all that apply.
Note: If you select any option other than "Nobody", ABC Mobile will ask for "What Did They Say?"
Step 2: What Did You Observe at Address?: Select all that apply.
Step 3: Who Else Did You Speak With?: Select all that apply.
Step 4: What Happened at Address?: Select "Vacant Property."
Step 5: Vacancy Indicators: Choose all that apply.
Step 6: Input any additional information you obtained from the attempt and submit your attempt!
After you submit your attempt, ABC may either automatically resolve the job or place it under review for further evaluation.
